Full-service residential pressure washing

A pressure washing project from Trombley Painting Company is sized to the surface. Wood siding gets a different PSI than stucco. Stucco gets a different PSI than concrete. Concrete gets a different PSI than brick. Using the wrong setting either does not clean the surface or damages it.

We bring commercial equipment with adjustable PSI and the right nozzles for each substrate. Coastal homes get a soft-wash chemical treatment combined with a low-pressure rinse to remove salt and mildew without etching the surface.

The most common standalone service. We pressure wash wood siding, hardboard, fiber cement, and (with care) older vinyl siding. PSI is sized to the substrate. The result is a clean exterior that looks dramatically better immediately and is properly prepared if you are planning a future repaint.

Stucco is the most common exterior in San Luis Obispo County and one of the trickier substrates to pressure wash. Too much PSI breaks the cement and damages the texture. We use the right pressure for stucco specifically and combine with a mildew-removal treatment when needed.

Concrete pressure washing removes oil stains, tire marks, mildew, and embedded dirt. Higher PSI is required for concrete than for siding. Driveways often need a degreaser pre-treatment for oil stains. Walkways and pool decks get the same treatment with attention to surrounding plantings.

Outdoor concrete patios get the same treatment as driveways but with more attention to adjacent landscaping and outdoor furniture. Often combined with patio epoxy coating service if you are upgrading the patio entirely.

Decks need careful pressure washing before staining or painting. Too much PSI damages the wood fibers and creates a fuzzy surface that holds finish poorly. We use the right pressure for deck wood and let the deck dry fully (at least two to three days) before any sanding or finish work.

Windows and frames collect dust, cobwebs, and overspray that show up clearly after the surrounding surfaces are cleaned or painted. As part of a full exterior pressure washing or pre-paint package, we rinse window frames, sills, and glass using low pressure and the right nozzle so water does not get forced behind the frame or past the seal.

Fences accumulate years of dirt, mildew, and weathering. We pressure wash to remove the buildup and prepare the wood for stain or paint. Done as a standalone refresh or as the prep stage of a fence finishing project.

Outdoor furniture, BBQ areas, retaining walls, and other hardscape elements can be pressure washed as part of a larger exterior cleaning project. Sized to the substrate (metal furniture different PSI than stone retaining walls).

Standard high-pressure washing on coastal homes can drive salt deeper into the substrate or damage already-weathered finishes. Soft-wash gets the surface clean without those risks.

Shaded north-facing exteriors and homes near coastal fog accumulate mildew and algae over time. We use a mildew-killing chemical pre-treatment followed by an appropriate-pressure rinse. The treatment kills the spores, so the mildew does not come back as quickly.
