Commercial siding includes hardboard, metal panel, EIFS, and stucco systems on retail strips, office buildings, multi-family complexes, and warehouses. Each substrate needs different prep and different products. Hardboard gets exterior acrylic.

Metal panel gets DTM (direct-to-metal) acrylic with anti-corrosion primer on bare or rusted areas. EIFS gets manufacturer-approved coatings to maintain warranty. Stucco gets Loxon elastomeric for crack bridging. We identify substrates during the property walkthrough and quote each separately.

Commercial gutters and downspouts get painted for two reasons: corrosion protection on bare or rusted metal, and color matching to trim or signage areas. We sand any rust, prime bare metal with anti-corrosion primer, and apply two coats of exterior enamel formulated for metal.

Same prep-and-two-coats process as residential outdoor wood, scaled for commercial volume. Heavy-traffic balcony decks get foot-traffic-rated paint.

Railings and gate hardware get exterior enamel rated for high-touch surfaces. Wood fencing gets solid-color exterior paint for uniform color across long runs. Coastal commercial properties (Morro Bay, Cambria) get marine-grade products formulated for salt air.

Exterior electrical boxes, conduit runs, and meter housings can be painted to match the building exterior for a clean uniform look. Power is shut off at the relevant disconnect during the prep and paint application, then restored after the finish has cured.
