Why Do Painting Costs Vary?

Every project is unique, and prices vary based on several factors. The numbers in this calculator are a strong starting point. Most final quotes land within 10 to 25 percent of what you see here. Here are the key factors we consider before giving you a final price.

The number-one cost driver. A home with intact siding, clean walls, and minimal patch work is at the lower end of every range. A home with peeling paint, rotted siding, water-damaged drywall, or significant wallpaper removal is at the higher end. We document existing conditions during the walkthrough and itemize prep work separately on every quote so you can see exactly what you’re paying for.

Stucco takes elastomeric coating. Wood siding takes acrylic. Bare metal takes anti-corrosion primer plus DTM acrylic. Older drywall takes more primer than new drywall. Each substrate has a different product cost and prep requirement. The walkthrough identifies which substrates your project includes.

Two coats of Sherwin-Williams Pro on every project. The variable is sheen selection (eggshell, satin, semi-gloss) and any specialty finishes (Emerald Trim Enamel for cabinets, Pro Industrial for high-traffic commercial). Product spec is on every written quote.

Single-story homes price differently than two-story homes. Hard-to-reach exteriors (steep slopes, tight setbacks, second-story trim over a roofline) require bucket trucks or scaffolding that affects labor cost. Interior projects with vaulted ceilings, stairwells, or high-trim work follow the same logic.

Vacant homes price lower than occupied homes because the crew works straight through without coordinating around furniture, pets, or daily routines. Commercial projects with off-hours scheduling requirements (overnight, weekends, between tenant turnovers) are priced for that schedule.

Standard Sherwin-Williams Pro lines are included in every quote. Premium upgrades (Emerald exterior for marine-grade coastal homes, low-VOC products for sensitive interior environments, specialty primers for problem substrates) are itemized separately. Most projects use standard lines; upgrades are recommended only when the substrate or environment requires it.
